Scottish Government Law on Fire Alarms

By law every home in Scotland needs to have interlinked fire alarms installed – so if one alarm goes off, they all go off and there will be no mistaking that there is a fire somewhere in the building.

As a homeowner or landlord it’s your responsibility to make sure your property meets the fire alarm requirements, not only for the sake of the occupants’ safety but also because failing to have the legal alarms in place may well have an impact on your home insurance policy if you were to make a claim.

The bare minimum number of fire alarms your home must have according to the law is:

These alarms must be interlinked and mounted on the ceiling. If you’ve got a carbon-fuelled appliance like a boiler, fire, heater or flue in any room, you must have a carbon monoxide detector fitted in that room (that doesn’t need to be linked to the fire alarms).

There are two types of fire alarms that meet the regulations:

  • Sealed battery alarms, which are tamper-proof, with a long battery life of up to 10 years.
  • Mains-wired alarms – cheaper than the battery alarms, and need to be installed by an electrician. These alarms should be replaced every 10 years.


Both types of legal fire alarms are interlinked by radio frequency, so no wi-fi is required.
